Article 25 Government Regulation No. 40/1996 The right to be referred to in article 22 is granted for a maximum period of thirty years and can be extended for a maximum period of twenty years. After the term of the Building Use Rights and its extension as referred to in paragraph (1) ends, former rights holders can be granted renewals of the Building Use Rights on the same land. Article 27 Application for extension of the Building Use Right period, Application for extension of the Building Use Right period or renewal thereof is submitted no later than 2 (two) years prior to the expiration of said Building Use Right period or its extension. Due to the legal consequence of the implementation of the extension of the SHGB which has ended the validity period of the civil rights is still attached to the owner of the shgb so that there are priority rights, therefore the hgb that has passed the period cannot extend the right to use the building but can do so by applying for renewal of use rights buildings that are over their term. For the Government, in this case the Bogor Regency Land Agency, it would be good to socialize before giving Building Use Rights to those who will be given Building Use Rights that the Building Use Rights have a period of time. This needs to be done in anticipation of negligence in extending and renewing the right to use the building.
